Residential Permits

  • Approach/Curb cuts
    • Submittal requirements: Misc. permit application and site plan
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $51 per curb cut

  • Arbors/Pergolas
    • Submittal requirements: Residential Alteration application, site plan, foundation plan, elevation plan, framing plan, electrical plan (if applicable), and any other structures or built-ins requested for construction
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees are based on the square footage of structure. $95 for the first 125 sq. ft., for each additional sq. ft. .25. Additional $35 for electrical and plumbing.

  • Patio covers

    Patio covers are one-story structures and are permitted to be detached from or attached to dwellings. Patio covers shall be used only for outdoor living purposes and not as carports, garages, storage rooms or habitable rooms. Permits are required.

    • Submittal Requirements: Residential Alteration Permit Application, Site Plan, Foundation Plan, Elevation Plan, Electrical Plans (if applicable), Framing and Roof Framing plans.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: are based on the square footage of structure. $95 for the first 125 sq. ft., for each additional sq. ft. .25. Additional $35 for electrical and plumbing.

  • Accessory structures

    Accessory structures may include detached garage, detached carport, detached patio cover, shed, shop, gazebo, cabana, pergola, or arbor. Accessory structures of one story with a floor area of 120 square feet.

    • Submittal Requirements: Residential Alteration Permit Application, Site plan, floor plan, electrical and plumbing (if applicable), footing/foundation plans, framing plans, roof plans, and wind bracing plans
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: are based on the square footage of structure. $95 for the first 125 sq. ft., for each additional sq. ft. .25. Additional $35 for electrical and plumbing.

  • Carports/garages

    A partially enclosed structure used for the housing of motor vehicles, the property of, and for use only by the occupants of the lot upon which such structure is located require a permit. For purposes of zoning, a carport attached to a principal structure shall be regarded as part of that principal structure not as an accessory structure and require a residential alteration permit. A detached carport shall be classified as an accessory structure and both require a residential alteration permit. Compatibility with main structure is required. Carports may not be located within the front or side yard. Carports shall not extend closer to the front property line than that of the front house. Garages shall maintain the same setbacks as the house unless it is an unattached structure.

  • Decks

    Decks not exceeding 120 square feet in area, that are not more than 30 inches above grade at any point and are not attached to a dwelling, do not require a permit.

    • Submittal Requirements: Residential Alteration application, site plan, foundation plan, elevation plan, framing plan, electrical plan (if applicable), and any other structures or built-ins requested for construction.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees are based on the square footage of structure. $95 for the first 125 sq. ft., for each additional sq. ft. .25. Additional $35 for electrical and plumbing.

  • Demolition

    Structures 120 square feet and larger require a demolition permit. Erosion control measures will need to be in place to prevent runoff. Inspections will be required for disconnection of water and sewer to the site. Demolition permits are also required for partial and interior demolition activity. Pool demolition requires a permit. Inspections will be made to insure proper drainage.

    • Submittal Requirements: Misc. Permit application and site plan depicting all structures on property.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $95 for each structure, $35 for plumbing attached to property (connection to water meter and connections to sanitary sewer line). Inspections will be required to verify water and sewer is properly capped.

  • Doors

    New doors and replacement doors require a permit. Glass installed around or near doors must be tempered glass.

    • Submittal Requirements: Side view or elevation of property where door is to be replaced or placed. Provide size of door and manufacturers specifications for the u-factor of the door. Indicate if door is solid or has glass and the percentage of glass on door. Floor plan indicating where the door will go and the landings inside and outside the door. Route to nearest walk area.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $95

  • Driveways
    Driveways are the areas that start on your property line and go to your required parking spaces on your residential or commercial property. Residential driveways do not require permits to install.
  • Electrical

    Permits are required for most electrical work, including but not limited to: Service updates, rewires, changes to breaker box, installation of hardwired appliances (such as dishwashers, built in microwaves, etc.), new light fixtures, and new outlets.

    • Submittal Requirements: Depending on scope of work, most replacement and adding of outlets will typically not require plans and a MISC. Permit Application should be used. For work requiring plans, please use the Residential Alteration Permit Application.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: Minimum $35, .03 per sqft

  • Fences

    A fence 24" or higher along a property line may not be constructed with in 25' of an intersection of two streets. No barbed wire, glass embedded, spiked or electrified fences are permitted in a residential area. No fence higher than 42" may be built within the required front yard setback. Maximum allowed fence height is 8'. The structural posts and framing members of the fence must be facing the interior of the lot. Depending on zoning, types of fencing material may be restricted.

    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $35

  • HVAC/Furnaces

    Self-contained refrigeration systems containing 10 pounds (4.54 kg) or less of refrigerant or that are actuated by motors of 1 horsepower (746 W) or less do not require a permit. Repair or replacement of HVAC or a Furnace requires a permit. Adding a new HVAC or furnace will require plan review with adherence to international energy codes.

  • House moving

    A permit is required for all houses moved into or out of the City. Applicants shall provide a proposed route to be reviewed by the following departments: Electric, Fire, Police and Traffic Control.

    • Submittal Requirements: House Moving Permit Application and proposed route.
    • Plans: Four copies of all plans for paper submittal.
    • Fees: $95 + additional $35 if moving out of city.

  • Irrigation

    All new Irrigation or alteration work to the system requires a permit to be obtained by a licensed irrigator.

  • Portable On-Demand Storage

    Permits are valid for 30 days after issuance. No more than 3 Permits per year are allotted; 1 permit per POD

    • Submittal Requirements: MISC. Permit Application, Site Plan depicting house, driveway and location of POD.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $35

  • Plumbing

    All plumbing repair and replacement requires a permit. Most plumbing work does not require plans, however new installation of fixtures requires plan review. Water Heater replacement does not require a plans, but a permit.

    • Submittal Requirements: MISC. Permit Application, plumbing plans (if applicable).
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: Minimum $35, .03 per SqFt.

  • Reroofing
    Roof shingle, shakes, tiles or covering replacement and installation does not require a permit. However, if any portion of roof decking is replaced, a Residential Alteration permit will be required and residential energy codes will apply. Energy code information shall include how the new roof, insulation and decking will meet the current adopted Energy Code. Prescriptive or Performance-based compliance is acceptable.   • Residential additions or alterations

    A Residential Alteration Permit is considered to be an alteration to the house itself. This can include, wall removal, wall addition, door addition, window addition, inclosing a garage, and entire house remodel with changes to the electrical, mechanical, plumbing, and/or structural members.

    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: See fee schedule.

  • New residential construction
    • Submittal Requirements: Residential New Permit Application, Foundation plans, Foundation letter, Energy Report, Site Plan, Building plans, Framing plans, Roof Framing plans and Wind Bracing Plans. 
    • Plans: Online submission only.
    • Fees: See fee schedule.

  • Retaining walls

    Retaining wall permits are required for all retaining walls that are over 4’ from the top of the wall to the bottom of the footing.

    • Submittal Requirements: Site plan (include drainage arrows and all structures, and engineering specifications.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $35

  • Sidewalks

    If sidewalk is constructed on private property a permit is not required. Zoning requirements will be enforced for lot coverage. If off property and in city right-of-way, please contact the City's real estate staff at (940) 349-8910.

  • Siding

    A Residential Alteration permit is required when replacing siding.

    • Submittal Requirements: Residential Alteration Permit Application, manufacture details and specifications.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: Minimum fee $95, see fee schedule.

  • Solar panels

    Solar Panel permits require a permit, however, the approval of Denton Municipal electric is required before a permit may be issued.

    • Submittal Requirements: Residential Alteration Permit Application, Location of Solar Panels, attachment details, solar panel specifications, and DME approval.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $130

  • Storm shelters

    Storm shelters may be placed above ground/in slab in garage or underground. All Storm Shelters require a permit.

    Underground Storm Shelters have a minimum setback from the rear of the property line of 3’. Minimum setback from side property line is 3’. Minimum setback from house is 5’.

    Above Ground Storm Shelters are to be installed in garage slab. If cutting into garage slab – for post tension foundation, an engineered letter is required, stating the cutting and re-stretching of cables was performed properly. This must be present at final.

    • Submittal Requirements: Residential Alteration Permit Application, Site Plan, and engineered construction plans (if above ground).
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees $95, if under 120 Sqft

  • Swimming pools

    Any structure that contains over 24 inches in depth of water shall require a permit. This includes in-ground swimming pools, above-ground swimming pools, hot tubs and spas. All swimming pools shall be surrounded by a fence. The top of the fence shall be at least 60 inches above grade and shall meet all other applicable requirements for pool fences.

    • Submittal Requirements: Swimming Pool Permit Application, site plan, pool equipment location, fence location.
    • Plans: Plans may be submitted online electronically or in person with paper plans. Two copies of all plans are required for paper submittal.
    • Fees: $420 for Pool and Spa. $345 for in ground pool only. $75 for Spa only. $75 for above ground pool.

  • Windows

    All window replacement requires a permit and is subject to strict energy codes

    Window U-Factor Rating must be .35 or lower and Window SHGC must be .25 or lower.

    • Submittal Requirements: Residential Permit Application, Floor Plan (depicting Window location and sizes) and Window Rating.
    • Plans: Plans may be submitted online electronically or with paper plans submitted in person. Two copies of all plans are required for paper submittal.
    • Fees: $95
